Immobilien Media comes out of interior architecture, not advertising photography. That is not a line in a CV; it is the reason we walk into a room differently from someone who is only there to document it. Behind it are over 16 years of professional photography and four award-winning works.

We deliver photographs, film, floor plan and tour from a single visit, edited and sized for the portals, usually within 24 to 48 hours. One contact, one delivery date, no coordinating between three suppliers.

The portal standard is the ultra-wide lens: everything in frame, everything bright, saturation up. It makes a flat look larger than it is and identical to the twenty listings above and below it. Both work against you. The buyer arrives at the viewing, notices the difference, and leaves, and you have spent an appointment for nothing.

We photograph a room the way it reads when you are standing in it: prepared, in the light of the hour, at eye level rather than from the corner. That sells fewer square metres and more imagination. It attracts the right buyers and costs you fewer viewings with the wrong ones.

Why the room gets styled first

Before the first frame, the property is prepared. Surfaces cleared, cables gone, cushions given an edge, plants brought in, light set rather than everything switched on. It takes an hour and it is in the price, not an extra.

The difference is not decoration. An empty or untidy room makes the viewer do the work of imagining living there, and most of them will not. A prepared room does that work for them: they see a home, not a floor area with a measurement next to it.

For empty properties the same thing can be done digitally. Virtual staging furnishes the same frame with no transport and no rented furniture, in days rather than weeks.

How we work with agents

You send the address and say what you need. You get a price and a date, not a brochure. Travel is quoted up front and never billed afterwards.

On site we need access and one to two hours. You do not have to be there; a key or an appointment with the owner is enough. If the flat is not ready we say so before we start, rather than retouching it afterwards.

Files arrive as a download link, sized for ImmoScout24 and Immowelt and for your own brochure. Floor plans and tours follow in the same week.

Past a regular volume a retainer is worth having: a fixed price per property, reserved slots, one invoice a month.

How we work with architecture offices

An architecture office needs something different from an agent. Not the quickest image, but the right one: the detail that shows the design decision, and the light that only falls that way on two days of the year.

We plan the visit around the sun, not the diary. Before the shoot we talk through what the project is about, which axis carries it, which material transitions matter. It is the same way of looking we used when we were designing rather than photographing.

Files are delivered at print and competition resolutions, with the usage rights you need for publication and submissions, in writing and without renegotiation. With drone, construction timelapse and visualisation of phases that do not exist yet, if you want them.
